How it works

DBR — Debt Burden Ratio

The UAE Central Bank caps total monthly debt obligations at 50% of gross income. Your new mortgage instalment plus all existing commitments (car loans, credit cards, other mortgages) must not exceed this limit. The calculator shows your DBR in real time — green means eligible, amber means near the cap, red means you may be declined.

LTV limits by buyer type

UAE Nationals can borrow up to 85% LTV on their first property (15% minimum deposit). GCC Nationals and expatriates are limited to 80% LTV (20% minimum deposit) on properties up to AED 5M. Higher deposits improve your DBR position and unlock better rates — the calculator warns when your deposit falls below the regulatory minimum.

DLD transfer fee

The Dubai Land Department charges a transfer fee of 4% of the higher of the purchase price or the DLD’s own assessed valuation. On resale properties, the DLD valuation sometimes exceeds the agreed purchase price — enter it separately to get an accurate fee estimate.

Service charges & DEWA

Service charges are paid annually to the building or master-community operator. Rates vary widely — from AED 3/ft² for some apartments to AED 30+ in premium communities. DEWA (Dubai Electricity & Water Authority) requires a refundable deposit on connection: AED 2,000 for apartments and AED 4,000 for villas.
