Dubai's property market has matured into one of the world's most transparent and liquid investment destinations. The combination of freehold ownership rights for international buyers, zero income tax, a USD-pegged currency, and one of the world's fastest-growing populations has created sustained demand fundamentals that few markets can match.

What is EIBOR 3-Month?
Emirates Interbank Offered Rate — the benchmark used to set variable mortgage rates in the UAE. Most UAE mortgages are priced as EIBOR + a margin (typically 1.5–2.5%). See our EIBOR explainer for details.
⚠️ The UAE Base Rate tracks the US Federal Funds Rate due to the AED/USD peg. Mortgage rates are set by individual banks at EIBOR + a spread — not the Central Bank rate directly. Always obtain a mortgage illustration from your lender.

No DTAA issues for most nationalities — UAE has broad double tax treaty network
Non-residents should register a will with DIFC Wills Service to control estate distribution
Corporate ownership (SPV/offshore) is permitted but adds ongoing admin cost

Education
Dubai has one of the world's most diverse international school ecosystems, regulated by the Knowledge and Human Development Authority (KHDA). Over 200 schools serve 300,000+ students across more than 15 curricula.
Available Curricula
500+ KHDA-registered nurseries follow EYFS (British), Montessori, and other play-based curricula. Monthly fees: AED 800–3,500. The most sought-after nurseries have waitlists — register 12–18 months in advance.

Residency & Retirement
No formal retirement visa. The 10-year Golden Visa (AED 2M+ property) grants long-term residency regardless of employment status — widely used by retirees. Renewable indefinitely while the property is held. Health insurance must be maintained independently.
Dubai has zero income tax on pension income, dividends, and capital gains. Higher cost than SE Asia but significantly better after-tax position than London or Paris for dollar-based retirees.
Why expats & retirees choose Dubai
Climate
Dubai has a hot desert climate with essentially two seasons: a long, very hot summer (May–Sep) and a short, warm, sunny winter (Nov–Mar). Rainfall is rare and falls mainly in winter. Humidity peaks in July–August.
