How it works
DSR — Debt Service Ratio
Malaysian banks assess affordability using DSR: the proportion of your gross monthly income that goes toward all debt repayments (existing loans plus the new mortgage). The guideline ceiling is around 60–70%, though limits vary by bank, income tier, and employment type. Higher income earners are sometimes permitted a higher DSR.
LTV limits
Malaysian citizens and permanent residents can borrow up to 90% LTV on their first two properties (10% minimum deposit). From the third property onwards, the LTV drops to 70%. Foreign buyers are typically limited to 70% LTV (30% down payment), subject to state government approval and minimum purchase price thresholds.
MOT stamp duty
The Memorandum of Transfer (MOT) attracts stamp duty on a tiered scale: 1% on the first RM 100K, 2% from RM 100K–500K, 3% from RM 500K–1M, and 4% above RM 1M. First-time buyer exemptions are granted periodically via the annual Budget and are not modelled here.
Loan stamp duty & legal fees
Loan agreements attract 0.5% stamp duty on the loan amount. Legal fees for the sale and purchase agreement and loan documentation follow the Solicitors’ Remuneration Order (SRO) — a tiered scale on the purchase price. The calculator shows a simplified estimate; your solicitor will provide an accurate quote including disbursements.
